To take full advantage of this position, the ground floor is designed for retail, the second floor for a restaurant with outdoor dining, and the top floor for office space. A small amount of stack parking is provided on the ground floor to conserve space on this compact site. The established restaurant on the ground floor relocated temporarily during construction.

The original circa 1910 historic building on the site had seen several previous alterations, originally comprising retail space with warehousing on the upper levels, then converted to a rooftop apartment which is now accessed via the second floor lobby of the new building with a combined lift.

The redevelopment of the old building interconnects with the new by relating the two forms.
